PROJECT DETAILS

 

The existing property is a circa 1940's detached bungalow, which internally comprised four level changes across the ground floor. The main finished floor level was circa 200mm above ground level at the front door. From here internally there was then a circa 300mm drop between the ground floor level and the kitchen and dining area, there was then a further 100 mm step down to a bedroom area to the rear of the property. Finished floor level in the kitchen was circa 430 mm above the ground floor level at the side / sliding door. The independently measured BER for the original property achieved an F rating.

The brief for the project was to upgrade the house from an environmental and thermal efficiency perspective, the rationalization of all levels internally to provide level access throughout, the rearrangement of the internal layout, redecoration of the property, maximization of natural light and all ancillary site works.

The property was externally insulated with new doors and triple glazed PassiV aluclad windows installed throughout and a new vaulted insulated roof was constructed over the existing kitchen area to facilitate the change in floor levels. A large triple glazed flushglaze rooflight encloses this new vaulted space allowing magnificent views of the sky into the kitchen. The underside of the existing raised timber floors, attic space and ceilings were all insulated. New solar panels, a stove with back boiler and zoned heating controls were fitted throughout. The independently measured BER for the finished property achieved a B1 rating.
